Overview
Fourteen residences in three new buildings around a private garden with a pool, in Setúbal's historic centre, about 500 m from the waterfront and around 30 minutes from Lisbon by car when traffic allows.
Status
Current project, on a development programme of around two years. Apartments are for sale; investor participation is a separate, project-specific CAEP.
Our role
Global Nest presents and supports the project together with the development partner Aresta, through a project company and bank construction financing.

Estrela
Overview
A substantial renovation of an older residential property in Estrela, central Lisbon.
Status
Completed and sold. The renovated property took more than a year to sell after completion.
What we learned
It is one reason Global Nest now focuses on new buildings: older properties leave little margin after renovation, and buyers increasingly want parking, lifts, shared areas and modern systems.
