The building

Cais Residences is on Rua Cais da Alfândega, in the centre of Figueira da Foz, about 50 metres from the marina and 300 metres from the beach.

The building is undergoing full rehabilitation with structural reinforcement and will hold 17 apartments: four T0, nine T1 and four T2. Selected apartments have private balconies or terraces and views over the marina and the ocean; the top floor has loft-style apartments with generous ceiling heights. Residents share a terrace with a barbecue area, outdoor dining, sun loungers and a children's area.

Completion is expected by November 2026; the deeds are planned for the first quarter of 2027. Areas are gross until the horizontal-property process concludes. The apartments have no private parking or storage, and a short-term letting (AL) licence cannot be guaranteed.
